Goodman Group Chief Executive Officer, Mr Greg Goodman said, "Consistent with our global strategy, we are focused in Japan on providing our customers with high quality, modern space, in and around large cities, close to consumers."

"Around the world, we are seeing and planning for the significant impact technology is having on consumers and the industrial property market. Rapid technological and behavioural change is occurring, as more automation and artificial intelligence is implemented and consumer expectations increase. Our properties in Japan set the quality standard in technology, sustainability, location and worker amenity," he said.

Goodman's Japanese portfolio remains at 100% occupancy, underscoring the demand for space in its modern, high quality and strategically located developments.

Goodman Akamatsudai Kobe, Osaka -- commencing construction of stage 2

Construction of the 34,700 sqm, 4-storey, Stage 2 facility has commenced and is due to be completed in 2019. Leasing inquiries have been strong in this strategic inland location. Situated close to the Kobe Sanda Interchange on the Chugoku Expressway, it provides excellent connectivity to Greater Osaka and major transport infrastructure, including roads, seaports and airports. Importantly, it is also located in a highly populated residential area, providing catchment for employment and consumer opportunities.

The commencement of Stage 2 follows the recent completion of Stage 1, which was pre-leased to Marubeni Logistics for use by global sporting goods retailer, Asics Japan, as its key distribution and fulfilment centre for West Japan.

Goodman Business Park Chiba, Tokyo -- approaching 50% of Stage 2 pre-leased

Goodman Business Park is a unique master-planned logistics and business precinct which provides an appealing employee environment and flexible space options at an attractive price point to customers.

Pre-leasing of Stage 2 of Goodman Business Park is progressing ahead of schedule, with almost 50% of the space pre-leased to key customers, including two recent leases -- one to a multi-national consumer goods company and the second to a high-quality Japanese materials supplier. Due for completion in 2018, there has been substantial enquiry on the balance of the space, in excess of the remaining space available.

The 4-storey, 125,000 sqm, modern multi-customer logistics facility has a flexible design and specifications able to meet customers' varied requirements, including custom racking, material handling systems and cold storage. There are truck berths on all floors for smooth access and super high voltage electricity is also available should customers require it.

Consistent with all Goodman's properties in Japan, there is an exceptionally high level of finish and design aesthetic to the facility, making it an attractive place to work, including an outdoor roof top deck for employees.

Stage 3 is due for completion in 2019. Stage 1 was completed in 2016 and remains 100% occupied.

Goodman Business Park Amenity Zone -- a first for Japan

Goodman has engaged a team of leading international and Japanese design firms to create a unique retail and lifestyle development that caters not only to workers in Goodman Business Park but also to residents of the surrounding neighbourhood.

Key offerings in the amenity zone will include child care services, cafes, retail and restaurants, a hotel, fitness centre and swimming pool, parks, exhibition areas and open space.

Angus Brooks, Chief Executive Officer of Goodman Japan, said, "We are in advanced discussions with a number of complimentary retail, sports, food, hotel and lifestyle operators for the planned development of the Goodman Business Park Amenity Zone. It will be a unique feature for Japan, creating an attractive place to work and a drawcard for the local community."

Strong momentum

Mr Brooks continued, "While the positive momentum in the lead up to the Tokyo 2020 Olympics continues, an acute labour shortage and ageing population are presenting challenges to Japan's sustained economic growth. Goodman has responded by continuing to further develop and refine the concept we introduced to Japan in 2010, where logistics centres feature a higher degree of design aesthetic and employee amenity."

"With the staged development of Goodman Business Park, we have taken this concept to an even higher level with a unique master-planned, centralised amenity zone which is a first for Japan."

"The staged business park concept also provides customers with flexibility to expand with us into a future stage of the project in the same location, should the need arise."

"We are pleased with the positive reaction we have seen from leading global and Japanese customers who were particularly attracted by these unique features."
