With prime land in the Klang Valley almost fully taken up by existing projects and new developments, property developers have no choice but to shift their attention towards the fringes. Rawang is one such place that is now a favourite spot for residential developments. Located about 35km north of Kuala Lumpur, it used to be a satellite town with an economy powered by tin mining in the early 19th century, and is also the first town to be supplied with electricity in British Malaya. Throughout the years, it started to expand and today, its population is close to 200,000.

 

With constantly enhanced connectivity and infrastructure from Sungai Buloh, Petaling Jaya and the Kuala Lumpur city centre, Rawang is slowly building its name as an ideal place to live, with big-name property developers such as Mah Sing Group Bhd, Bandaraya Development Sdn Bhd (BRDB), Guocoland (M) Bhd, Gamuda Land Sdn Bhd, Glomac Bhd, and Scientex Bhd snapping up landbank and launching new development projects here. Even upcoming developer M101 Sdn Bhd is said to be eyeing Rawang for potential land acquisition.

 

From our Estate123 search results, it looks like the majority (70%) of visitors are looking to buy commercial properties in Rawang, while only 10% are looking to rent commercial properties, and 20% looking to purchase Rawang residential property. This is a good area to purchase residential property for own stay, as it is fairly affordable compared to the Greater Klang Valley. Potential buyers can still easily find landed property priced between RM300,000 and RM600,000 here, with bigger and more luxurious options also available.

 

One of the most well-known townships in Rawang is Bandar Country Homes (previously known as Taman Desa) by Tanco Development, comprising of townhouses, terrace homes, bungalows, semi-D’s, and commercial shoplots, and ranging from small and affordable, to big and luxurious. Next to it is Glomac’s Saujana Rawang, another similar housing development with a focus on greenery. Newer notable projects in Rawang are M Residence 2 and M Aruna – both by Mah Sing Group – which have won Best Gated and Guarded Development and Best Family Living Development respectively at the Property Insight Prestigious Developer Awards (Pipda) 2019 recently. Other projects are Taman Sari (BRDB), Scientex Rawang (Scientex), Kota Emerald (Guocoland), Gamuda Gardens (Gamuda Land), Sungai Choh Auto City Industrial Park, and Alamanda Parklands (Amalan Setar).

 

Many new developments are focused towards the area near the Rawang toll exit via the New Klang Valley Expressway (NKVE), and are located just half an hour’s drive away from Kuala Lumpur via the Rawang Bypass. The Rawang railway station serves as both the KTM Komuter and KTM Intercity train services but there are no other rail transit services in this suburb. Nevertheless, Rawang is a matured location that is ideal for both owner-occupiers and investors, as development and infrastructure progress outwards to accommodate the increasing population and spillover from the Greater Klang Valley.
